This Indenture made the fourteenth day of November in the year of our lord one thousand and eight hundred and twelve. Between Francis Crane and Elizabeth his wife of the County of Lewis, town of Turin and state of New York, Carpenter of the first part and Stephen Crocker Jun’r. Of the town and County of Schoharie and State aforesaid of the second part. Witnesseth that the said parties of the first part for and in consideration fo the sun of Three hundred and twenty four dollars and sixteen cents lawful money of the State of New York to him in hand paid by the said party of the second part, the receipt where of is hereby confessed and acknowledged.Hath granted, bargained, sold, remised, released, aliened and confirmed and by these presents doth grant, bargain, sell, remise, release, alien and confirm unto the said party of the second part and to his heirs and assigns forever. All that certain tract of land situated lying and being in the County and town of Schoharie, and state of New York being part of lot number one on stone heap patent in the subdivision of Lot number one, beginning as follows, beginning at a stake and stones north of the highway, and runs from thence south fifty degrees west, twenty two chains
and sixty links to a pine tree in the subdivision line of the Great lots marked and numbered thence north fifty one degrees west thirteen chains and Seventy five links to a stake and stones, thence north fifty one degrees thirty minutes east Twenty five chains and fifty links to a stake and stones, thence south thirty nine degrees east Thirteen chains and thirty five links to the place of beginning containing Thirty two acres of land. Together with all and singular, the hereditaments and appurtenances there unto belonging , or in any wise appertaining, and the reversion and reversions, remainder and remainders, Rents, issues and profits there of, and all the estate, right,
title, interest, claim and demand whatsoever of the said party of the first part either in law or equity of, in and to the above bargained premises, with the said hereditaments and appurtenances. To have and to hold the said above mentioned tract of land hereditaments, appurtenances unto the said party of the second part his heirs and assigns, to the sole and only proper use, benefit and behoof of the said party of the second part his heirs and assigns forever, and the said party of the first part for his heirs Executors and administrators; doth covenant, grant, bargain, promise and
agree to and with the said party of the second part his heirs and assigns to warrant and forever to defend the above bargained premises, and every part and parcel there of now being in the quiet and peaceable possession of the said party of the second part, against all and every person claiming or to claim the said premises or any part there of. In witness where of the said party of the first part hath hereunto set their hands and seals the day and year first above written.
