      herenhuis Groenmarkt; brandkastenfabriek Spuiweg 1899; schoonzoon Vincent
      Eras; Merwedestraat 1920.

      Rond 1899 werd de haarden- en kachelfabricage aan dhr. Peeters overgedaan, waarna Lips zich uitsluitend ging toeleggen op de fabricage van brandkasten, kluisdeuren, safeloketten en dergelijke. In hetzelfde jaar werd Vincent Eras als medefirmant opgenomen in de toenmalige Vennootschap onder Firma J. Lips Bnz.

      In 1902 werd besloten tot het inrichten van een speciale slotenfabriek onder leiding van Vincent Eras die inmiddels, door huwelijk met een dochter Lips, lid van de familie Lips was geworden.
