Medina was the first of the Kwinana suburbs to be named after ships. The Medina arrived at the Swan River Colony in July 1830 with 51 passengers on board. The ship's name Medina is believed to be derived from a river on the Isle of Wight, and was approved as a suburb name in 1953. Medina is a well-established suburb, designed in the early 1950s by Perth's first female town planner, Margaret Feilman. Medina was the first of Kwinana's four 'neighbourhood units' developed to meet the housing needs of the newly-established BP Refinery. Medina is part of the 'hyper growth' region in Kwinana and is currently ranked as a highly favourable area for property investment and affordable housing. Experts refer to the "Pentagon" (Parmelia, Orelia, Medina, Calista, Leda) to be the next property investment opportunity 'hot spot'. The rationale behind this being that due to the high cost of rents and cost of land in the central metropolitan area, Kwinana will experience a high population growth rate which will lead to increased demand for affordable housing in the area and thus create capital growth. Kwinana is located close to labour demanding heavy industrial areas such as Kwinana Beach which in turn stabilises rents. Summerton Road - Summerton Road is the main residential street which runs through the suburb. The housing is typical of this era (for Western Australia) and similar to the suburb of Hilton. Mostly the houses are built with jarrah hardwood and almost all of them feature jarrah hardwood floors. Deconstructing a cottage also reveals that all the internal structures are jarrah. Most blocks are 730 square metres or greater in size. Medina 20 Year Revitalisation Strategy - Recently the Government announced an injection of A$11.2 bn for improvements in infrastructure, community-based programs and new commercial enterprise along with medium density housing around the centre of the Kwinana area. The suburb of Medina is currently undergoing a sustainability review, facilitated by a not for profit town planning and design organisation in conjunction with the City of Kwinana, with a focus on revitalising the small "strip shops" originally built to serve the community. Medina Affordable Housing Project - The City of Kwinana has contracted developer Niche Living to build a new affordable housing estate. The project will see 60 new dwellings built in Medina, within a portion of the current Harry McGuigan Park and adjacent to Medina’s primary commercial precinct. Under the Housing Affordability Fund, the Federal Government has provided a $4 million grant, $3 million of which will be offered as a rebate to purchasers of the 60 new dwellings, equating to an approximate saving of $50k per household. Medina residents will also benefit from an additional $1.6 million to help provide new community facilities and upgrade existing buildings including the restoration of Medina Hall, scheduled to start in September 2012.
